Thanks for visiting my website. I specialize in the sale of Land and Farms in Virginia. My primary focus is selling Land Tracts and Farms either by Traditional Listing or by Auction. I am the broker of United Country – Blue Ridge Land and Auction with offices in Floyd VA, Christiansburg VA, and Abingdon VA.
Most of the properties I market, and sell are Vacant Land Tracts, Farms, Commercial Real Estate, or Premiere Homes with Land. I consider these to be Specialty Properties that require better exposure and presentation to find that special buyer who appreciates Farms, Land, Waterfront, and Recreational Real Estate.

This page addresses marketing, showings, presentation, and touches on the differences between a Traditional Listing and an Auction. It’s important to know that the method you choose depends on your goal and the type of Real Estate you are selling. I find it very effective to have drone videos, floorplans and interactive maps displayed online. Buyer’s love them too.
Subdividing - You may consider subdividing a Large Land Tract to increase your earnings and potential buyers. I’ve worked with several land owners to accomplish this.
Auctions - Real Estate Auctions don’t have to be a last resort or a “Fire Sale”. Auctions are an aggressive and viable sales method to accelerate a Land, Commercial Property, or Farm Property to closing. You may be surprised of how an Auction can create buyer urgency. I’ve seen an Auction delay the market on competing properties.
Buyers – Buying land, a farm, or property with acreage is different than buying a home in a subdivision. Due diligence and loans have different components that a Land and Farm Specialist knows how to navigate. I touch on that under the Buyer’s tab. Finding Properties on Zillow, Realtor.com, and other third party sites may be useful, but be careful when choosing an agent through those sites. Those sites direct you to the Realtor who pays the most money to be on that site regardless of experience or qualifications. Some of the agents shown as the premiere agent on some of those sites may not have ever sold a piece of Land, a Farm, or Home with Acreage. It’s possible they don’t even have a Four-Wheel Drive, ATV, the ability to hike property, GPS Applications, or the experience to find property boundaries on large Land Tracts. Also be aware of estimates put out by third party sites. They’re inaccurate and computer generated using mass data.
